Hundreds of local residents asked city council to consider a horrible traffic situation fully this BEFORE approval of this project; even going so far as to point out failures of the developer to submit a traffic study prior to approval. Project was approved WITHOUT a developer funded study in hand. Now you want the people to pay $600K for a study to tell you this again? This project & others in area of concern WILL degrade intersections to D,E,F status, will cause overcrowding & dangers in school zones on Pontiac Trail, & will significantly degrade quality of life for existing residents of Lowertown. Planning & City Council should require aggregate traffic studies for all projects w/projections taking new/possible developments into account. To not require this is in violation of our planning guidelines & negligent to the point of criminal. Make developer pay for any studies! Prohibit removal of zoning restrictions and lot split via administrative means!
